From the ordinance
A site plan shall be required for: (a) Any new principal building or structure; (b) Any addition or enlargement of an existing principal building or structure that increases the floor area by 25 percent or more; (c) Any change in use that results in an increase in parking demand or traffic generation; (d) Any new parking lot or expansion of an existing parking lot by 10 or more spaces; or (e) Any other development activity as may be required by the Administrator.
