Floodplain

  • Land may be filled provided such fill does not encroach into the Floodway Zone and provided such fill extends 25 feet beyond the limits of any structure erected thereon.

  • Foundations designed to withstand flood conditions

    Foundations of all structures shall be designed to withstand flood conditions at the site.

  • Main floor above 100-year flood elevation

    No building or structure shall be erected, and no existing building or structure shall be moved or altered unless the main floor of said building or structure is at a higher elevation than the 100-year flood.

  • No basement below main floor

    No basement or other floor shall be constructed below or at a lower elevation than the main floor.

  • Structures shall not be designed for human habitation

    Structures shall not be designed for human habitation and shall have a low flood damage potential.

  • The storage or processing of materials that are buoyant, flammable, explosive or could be injurious to human, animal, or plant life in time of flooding, is prohibited.

  • Service facilities at or above regulatory flood protection elevation

    Service facilities such as electrical and heating equipment shall be constructed at or above the regulatory flood protection elevation for the particular area.

  • Approval required for structures within 100 feet of stream100 ft

    Any structure proposed to be located within 100 feet of any main drainage channel or stream must be approved by the Board of Zoning Appeals.

  • No building shall be permitted within 10 feet of the top of bank of any stream.

  • Structures firmly anchored to prevent flotation

    Structures shall be firmly anchored to prevent flotation.

  • Structure orientation parallel to flood flow

    Whenever possible, the structure shall be constructed with the longitudinal axis parallel to the direction of flood flow.
