These cluster subdivision standards may be used only for single-family detached residential development in the R-2 and R-4 Zoning Districts. Each cluster subdivision shall be at least two acres in area and shall incorporate no fewer than five lots along with the required open space. Each cluster subdivision shall set aside at least 25% of the total subdivision area as permanent private common open space.
