Density

Additional density credit, but not to exceed 10% of the maximum allowable density in a given district, may be granted by the City Council on a case-by-case basis, where special amenities or recreational improvements of high construction costs are provided.

Multi-family dwellings less than 600 sq ft count as 0.5; 600-899 sq ft as 2/3; single-family attached <1,200 sq ft as 0.75. No more than 25% of units may have fractional status; total units not exceed 125% of max density.
