  • Amendment restrictions

    An approved site plan may be amended with approval of zoning administrator provided it does not alter recorded plat, conflict with article, change general character, affect adjoining property, change major access points, increase dwelling units or height, or decrease yards/open spaces/parking.

  • As-built plans required

    For all projects subject to site plan review, a copy of final 'as-built' plans and specifications for all water and sewer facilities and fire hydrants shall be submitted to the zoning administrator prior to issuance of any permanent certificate of occupancy.

  • Maximum contour interval2 ft

    Existing topography and proposed finished contours at no greater intervals than two feet based on sea level datum.

  • Final approval validity1 year

    Final approval of a site plan submitted under the terms of this article shall expire one year after the date of such approval.

  • Maintenance of on-site improvements

    On-site improvements such as public access roads, sidewalks, parking lots and other infrastructure improvements required by this article shall be maintained in a good and serviceable condition as long as the use continues.

  • Penalties for violation

    Any person violating this article shall be subject to criminal sanctions, civil penalties and/or injunctive relief.

  • Planning commission review criteria

    The planning commission shall consider site plans if any of the following conditions are present: (1) total floor area exceeds 10,000 square feet; (2) two entrances on the same road, disturbance of slopes greater than 15 percent, or proposes a fast food restaurant, convenience store or a shopping center; or (3) addition to existing use with floor area greater than 75% of existing or addition of 10,000 sq ft or more.

  • Preliminary approval validity1 year

    Preliminary approval of a site plan shall be valid for a period of one year.

  • Required site plan contents

    Site plans shall at a minimum contain: title; engineer/architect/landscape architect/planner/surveyor name; location map; scale; north arrow; zoning tax map number; boundary survey; existing/proposed improvements; streets; easements; utilities; entrances; topography; landscape plan; parking/loading; building details; multi-family unit info; utility layout; stormwater control; total site area/open space; HOA by-laws; curb/gutter; etc.

  • Review criteria

    The planning commission and zoning administrator shall examine site plans with respect to intensity of land use, design and layout, design standards, and need for curb/gutter, auxiliary lanes, sidewalks.

  • Uses requiring site plan

    Site plans shall be required for: multiple-family dwellings; townhouses and condominiums; churches, temples, synagogues and cemeteries; docks, marinas, wharves, piers, bulkheads and the like or any overwater structures, except private overwater piers and boat houses accessory to single-family dwellings; commercial or industrial buildings or developments; mobile home parks; campgrounds; public parks and recreation facilities; public utilities, public service or transportation uses, transmission mains, buildings, generating purification or treatment plants, water storage tanks, pumping or regulator stations, telephone exchange, transformer or substations, or power transmission lines; schools and public buildings; hospitals and nursing homes; towers; two or more duplexes on the same parcel; three or more single-family dwellings on the same parcel; or off-street parking areas or any additions to existing off-street parking areas except for single-family residences.

  • Site plan review fee

    Submittal of a site plan and subsequent revisions proposed by the applicant shall be accompanied by the designated site plan review fee of $150.00 plus $25.00 per acre or portion thereof of the site.
