Floodplain

All applications for development within any floodplain district and all building permits issued for the floodplain shall, in addition to the site plan requirements above, also incorporate the following information: The elevation of the one-hundred-year flood at the site. The proposed lowest floor elevation of any proposed building based upon National Geodetic Vertical Datum of 1929. For structures to be elevated, the elevation of the lowest floor (including basement). For non-residential structures to be floodproofed in accordance with this section, the elevation to which the structure will be floodproofed. Information concerning flood depths, pressures, velocities, impact and uplift forces and other factors associated with a one-hundred-year flood, if available. Documentation, certified by a registered engineer or architect, which states that the proposed construction or development, including floodproofing and anchoring methods, has been adequately designed to withstand the pressures, velocities, and impact and uplift forces associated with the one-hundred-year flood. Such statement shall include a description of the type and extent of floodproofing measures which have been incorporated into the design of the structure and/or the development. Topographic information showing existing and proposed ground elevations. Manufactured homes. Manufactured homes that are placed or substantially improved on sites shall be elevated on a permanent foundation such that the lowest floor of the manufactured home is elevated to or above the base flood elevation and be securely anchored to an adequately anchored foundation system to resist flotation, collapse and lateral movement.

The scale shall not be less than fifty (50) feet to one (1) inch.
- Site plan sheet size
All site plans shall be submitted on twenty-four-inch by thirty-six-inch sheets.

Construction of a 5' sidewalk along the street and roadway and a 5' sidewalk leading to the structure.
- Site plan validity period5 years
Approval of a site plan submitted under the provisions of this article shall expire five (5) years after the date of such approval unless building permits have been obtained for construction in accordance therewith.

The provisions of this chapter shall apply to all property within the corporation limits of the town with the exception that any property held in fee simple ownership by the United States of America or the commonwealth shall not be subject to the provisions contained herein.
