From the ordinance
In districts where more than one (1) detached principal building is allowed on a lot, there shall be a minimum separation between the nearest vertical walls to ensure adequate privacy, light, air circulation and design flexibility. The minimum distance required between principal structures shall be the sum of the two building heights (measured from the adjacent grade to the peak or highest structural point of the roof) multiplied by 0.75.
