Floodplain

  • Anchoring to prevent flotation

    Be designed and adequately anchored to prevent flotation, collapse, or lateral movement of the structure;

    Be constructed by methods and practices that minimize flood damage;

    Be constructed with materials resistant to flood damage;

    The applicant shall also delineate a floodway area based on the requirement that all existing and future development not increase the 100-year flood elevation more than one foot at any one point.

  • No encroachments increasing flood levels

    In the floodplain districts, no encroachments, including fill, new construction, substantial improvements, or other development shall be permitted unless certification by a registered professional engineer is provided by the applicant demonstrating that such encroachments shall not result in any increase in flood levels during the occurrence of the base flood discharge.

  • Zoning permit required

    All uses, activities, and development occurring within any floodplain district shall be undertaken only upon the issuance of a zoning permit.

  • Recreational vehicles >180 days must meet elevation/anchoring180 days

    Have all recreational vehicles placed on the site for greater than 180 consecutive days meet the elevation and anchoring requirements for manufactured homes.

  • Site plan information required

    All applications for development in the floodplain district and all building permits issued for the floodplain shall incorporate the following information: elevation of lowest floor, floodproofing elevation, 100-year flood elevation, and topographic information.

  • All new subdivision proposals and other proposed developments (including proposals for manufactured home parks and subdivisions) greater than 50 lots or five acres, whichever is the lesser, include within such proposals base flood elevation data.

  • Utilities designed to prevent water entry

    Be constructed with electrical, heating, ventilation, plumbing, and air conditioning equipment and other service facilities that are designed and/or located so as to prevent water from entering or accumulating within the components during conditions of flooding;

  • Storm drainage facilities design

    Storm drainage facilities shall be designed to convey the flow of stormwater runoff in a safe and efficient manner. The system shall insure proper drainage along streets and provide positive drainage away from buildings. The system shall also be designed to prevent the discharge of excess runoff onto adjacent properties.
