- Amenity space required
Amenity space is required as a percentage of the net developable area as indicated for the applicable zoning district in Article 2, and as follows in Table 19.2-34.1.
- Calculation of amenity space
For multi-district projects, amenity space is calculated using a ratio of units within each district to total units, multiplied by the minimum percentage of amenity space and project acreage.
- Exemptions from amenity space
Exemptions include: any single-family residential subdivision of 50 lots or less, any development requiring site plan approval of less than two acres, and any government building or facility, public park, or other public use.
- Ownership and maintenance
Amenity space shall be permanently set aside for the benefit of occupants through covenant or deed restriction. The developer shall establish an organization for ownership and maintenance. The organization shall not be dissolved without approval.
- Phasing of amenity space
Amenities shall be bonded upon approval of 50% of the development's total residential building permits. Building permits shall be approved for any amenities prior to approval of 70% of the project's residential building permits.

- Strategic amenity space criteria
Strategic amenity space (SAS) must be centrally located with good pedestrian access. Qualifying SAS categories include: Community Garden (with permanent improvements), Courtyard (activated with formal improvements), Pedestrian Pass-Through (activated with seating and formal improvements), Recreation Active (all active recreation), and Square (all squares).
