  • Cluster developments

    Residential cluster developments meeting requirements may exceed maximum densities with a conditional use permit by city council.

  • Density acreage exclusions

    The acreage for calculating residential density shall be limited to that land on which building development is permitted under law. Exclude properties zoned for office/institutional/business/industrial, street dedication (with credit for excess), include up to 10% tidal wetlands, submerged lands, easements, and buffer areas.

  • Group housing for elderly

    Group housing for the elderly shall not be subject to multifamily density requirements; density established by city council upon conditional use permit, not exceeding limitations in section 13-202.

  • MXD-U density calculation

    Calculations for MXD-U based on gross acreage including buffer areas and required open space; no more than 10% of wetlands, submerged areas, easements included.

  • Without approval of a conditional use permit, the maximum density for PUD-U shall not exceed 30 du/acre; with CUP, up to 45 du/acre may be approved.

  • PUD-U density calculation

    Calculations for PUD-U based on gross acreage including buffer areas and required open space; no more than 10% of wetlands, submerged areas, easements included.
