Floodplain

  • Land may be filled provided such fill does not encroach into the Floodway Zone and provided such fill extends twenty-five (25) feet beyond the limits of any structure erected thereon.

  • Foundations designed to withstand flood conditions

    Foundations of all structures shall be designed to withstand flood conditions at the site.

  • Main floor must be above 100-year flood elevation

    No building or structure shall be erected, and no existing building or structure shall be moved or altered unless the main floor of said building or structure is at a higher elevation then the 100-year flood.

    No basement or other floor shall be constructed below or at a lower elevation than the main floor.

    Any structure proposed to be located within one hundred (100) feet of any main drainage channel or stream (hereafter referred to as stream) within any zone must be approved by the Board of Zoning Appeals.

To enable the district to operate in harmony with the plan for land use and population density embodied in these regulations, the FP Flood Plain District is created as a special district to be superimposed on other districts.
