Design

  • Application to alterations

    Where a proposal is for an alteration or addition to existing structure, these requirements will only be applied to the portion of a structure being altered or added.

  • Corner lot window requirement

    On corner lots, minimum window percentage only required for street facing façade with primary entrance.

  • Incentive zoning elements

    Includes site design (new urbanism, TND), environmental sustainability, affordable housing, historic preservation. Specific requirements: variety in lot frontages, setbacks, elevations; preferred architectural styles; preferred building materials; consistent design; high proportion of openings; no blank facades; four-sided consistent materials; accessory structure consistency; garage orientation; age-in-place design; connectivity; quality features; street lights; outdoor amenities; alleyways; grid pattern blocks; complete streets; no developed lots in wetlands; tree canopy 25%; street trees 1/30ft; green building standards; stormwater LID; open space quantity/quality; protection of environmental features; green infrastructure; affordable housing revitalization; historic preservation.

  • Minimum pedestrian street-facing entrances1 entrances

    The primary structure shall have a minimum one (1) pedestrian street-facing entrance on the front façade.

  • Minimum window percentage on front façade15 pct

    A minimum of fifteen percent (15%) of the front facing building façade shall consist of windows.

  • Minimum window percentage on street facing façade (incentive)20 pct

    Defined as a minimum twenty percent (20%) windows on street facing façade.

  • Maximum distance of entrance from longest street-facing wall8 ft

    The entrance must be within eight (8) feet of the longest street-facing wall

  • Street entrance orientation requirements

    The entrance must face the street, be at an angle of up to 45 degrees from the street, or open on to a porch.

  • Window percentage exclusions

    Glass block and vents do not meet this standard.

    Provide a tree canopy at a minimum of twenty-five percent (25%).
