The building and service area ... shall not be within one hundred (100) feet of any residential lot ... minimum frontage of one hundred twenty (120) feet and a minimum area of twelve thousand (12,000) square feet. All buildings shall be set back forty (40) feet from the right-of-way line ... A minimum of four (4) off-street parking spaces are required with an additional off-street parking space for each automobile service bay.
