  • Exterior character must be preserved

    The exterior appearance of a structure housing a bed and breakfast establishment shall not be altered from its original single-unit character.

  • Maximum rooms without permit2 rooms

    No more than two rooms shall be rented unless the right to rent additional rooms is granted by an administrative use permit.

  • Meals limited to registered guests

    Meals and rental of bedrooms shall be limited to registered guests. Separate or additional kitchens for guests are prohibited.

  • Must be in single-unit dwelling

    Bed and breakfast establishments must be located, developed and operated within a single-unit dwelling.

  • Public access required on shoreline

    Any lodging or visitor-services located on the shoreline of San Francisco Bay and San Pablo Bay are required to provide and maintain public access facilities, as required by the Bay Conservation and Development Commission
