In order to be considered a senior housing project and qualify for the density bonus incentives offered by this section, the occupancy of the project shall be limited to people of 55 years or older.

From the ordinance
The following minimum setbacks apply to senior housing, except that where the zoning applicable to the site requires larger setbacks, the larger shall apply: a. Front. Twenty feet; b. Sides and Rear. Ten feet. A minimum of one and one-half off-street parking spaces per unit shall be provided.
