Density bonus

If an applicant elects to construct units for low income households with 100% of the total dwelling units, exclusive of manager's unit(s), except that up to 20% of the total units in the development may be for moderate-income households. If the housing development is located within one-half mile of a major transit stop, there shall be no maximum density.
If an applicant elects to construct units for low-income households for at least 10% of the total dwelling units, the residential development shall be entitled to a density bonus. Additional bonus for each 1% increase in target units is 1.5%.

If an applicant elects to construct a senior citizen housing development, the density bonus shall be 20% of the total number of allowed housing units without the density bonus.
- Small project requirements
An applicant may request a density bonus to construct a duplex, triplex or fourplex in any residential district where duplexes, triplexes, and fourplexes are allowed subject to meeting the following requirements: total units fewer than five, no more than two such buildings per block, etc.

If an applicant elects to construct a student housing development used exclusively for students enrolled full time at an institution of higher education accredited by the Western Association of Schools and Colleges or the Accrediting Commission for Community and Junior Colleges with at least 20% of the total dwelling units for lower income students, the density bonus shall be 35% of the total number of allowed student housing without the density bonus as well as one incentive or concession.

If an applicant elects to construct a housing development with at least 10% of the total dwelling units for transitional foster youth, disabled veterans, or homeless persons, the density bonus shall be 20% of the total number of allowed housing units without the density bonus.

If an applicant elects to construct units for very low-income households for at least five percent of the total dwelling units, the development shall be entitled to a density bonus. Additional bonus for each 1% increase in target units is 2.5%.

The county will allow a residential development a 50% maximum density bonus and concessions or incentives meeting all the applicable eligibility requirements of this section.
